In PA, the standard programs offered are FHA, VA and USDA loans, along with conventional loans. Only certain buyers will qualify for these programs but likely you will utilize one of them. We provide a description below, so review and see if you can use one.
USDA Home Loan

In addition to the Federal program such as CDBG in PA and PA USDA there are multiple city and county based home buying programs that may help a home buyer with down payment and closing cost assistance. Each program may have specific qualifications such as Income/Debt (DTI) requirements, credit scores and resident location. It is important when utilizing these programs you make sure you are qualified for participation. Getting qualified prior to making any offer on a home is a wise decision since some programs may require a completion of a buyers course and certification prior to offer.
